Cash Sale vs Traditional Sale Calculator

Compare your home selling options with your own numbers. If listing with an agent comes out ahead, this calculator will tell you so.

A cash sale isn't right for every homeowner. Enter your own numbers below to see what each path might leave in your pocket, then decide what fits your situation. Nothing here is sent to us unless you ask for an offer.

1 Traditional market sale

What you think the home would sell for on the open market.

What you still owe. Leave blank if the home is paid off.

Work you would do to get the home ready to sell.

Negotiable and different for every listing. Enter the total you expect to pay.

Title, transfer taxes and fees. Ask a title company for an estimate.

Credits you expect to give the buyer, if any.

Time to prepare, list, find a buyer and close.

Optional. Staging, cleaning, storage, moving twice.

2 Monthly cost of holding the home

Enter every amount per month. These are used for both options: the longer a sale takes, the more of them you pay. If your mortgage payment already includes taxes and insurance (escrow), enter the full payment and leave those two boxes blank so they are not counted twice.

Your full monthly payment, as it appears on your statement.

Skip if included in your mortgage payment. Otherwise your yearly bill divided by 12.
